First property shortlisting is just a builder's sales pitch

Since last Diwali, I've been looking for a 2BHK in Noida, mostly around Sector 68. Krishna Aprameya Group ke projects dekhe hain, but honestly, I'm not sure where to even start shortlisting. Site visit pe kya kya check karna chahiye, builders toh bas achhi cheezein batate hain. Koi tips dega kya, ya am I overthinking this whole process?

Bhai, you are NOT overthinking! Yeh toh har first-time buyer ka haal hai. Builders ka kaam hi hai meetha meetha bolna. Krishna Aprameya ka maine bhi suna hai, but reviews mix hain. Site visit pe sabse pehle toh construction quality check karna, especially structural cracks ya dampness.

Exactly! Builders toh bas glossy brochures dikha dete hain, asliyat kaun batayega. Budget mein bhi milna mushkil hai.
