Visited J R Developers' site in Kanjhawala last weekend. Builder ne super area bataya, but carpet area mein itna difference tha. First-time buyer hoon, ye sab hidden costs kaise figure out karun? Confused.

Sabse best tareeka hai, builder se 'carpet area per sqft' rate poocho, not super area. Agar woh nahi bata rahe ya bahane bana rahe hain, toh samajh jao kuch gadbad hai. Aur documents mein clear mention karwao ki kitna carpet area mil raha hai. Yehi ek way hai is confusion se bachne ka.

RERA ne guidelines toh di hain, ki carpet area mention karna mandatory hai, but builders usse twist kar dete hain. Jaise aapne pucha RERA help karta hai kya? Haan, karta hai, agar builder ne RERA norms follow nahi kiye hain ya misrepresentation ki hai. But uske liye aapko proper complaint file karni padegi with solid proof. Always demand the carpet area in writing before making any payment.

Sirf super area pe quote karte hain, but jab final calculation aata hai toh carpet area itna kam nikalta hai ki lagta hai poora scam hai. First-time buyers ke liye ye log bohot manipulate karte hain. Legal documents mein bhi bahut locha hota hai, be careful!

Totally agree with you! Mera bhi same experience hua tha Dwarka mein ek builder ke saath. Super area dikhate hain 1200 sqft, but carpet area hardly 750-800 sqft. Ye builders ka pura game hai. Hum jaise naye buyers ko toh kuch samajh hi nahi aata pehle.
