Just moved into Sector 49. Possession was delayed, things nobody told me. Under-construction projects are cheaper, but resale is instant. Which would you pick and why?

Bhai, this builder ka track record bahut poor hai in terms of providing basic amenities. Check amenities completion before booking, I made that mistake. No clubhouse even after 5 years!
Which floor are you looking at? Corner unit premium hota hai, but noise bhi zyada aata hai. Something to consider.
Mera bhi same experience tha 2 years ago. Sector 78 mein under-construction liya tha. Possession mila kya? Abhi tak nahi mila lol. Builder ne phir se date extend kar diya. I wish I had gone for resale.

RERA registration is just a formality these days. Builders still delay. Mera personal experience hai, Sector 137 mein phas gaya tha 3 saal pehle.

Metro extension is definitely a game changer. Sector 144, 148 are going to be prime locations soon. Investment perspective se, under-construction in those areas might be worth the risk.

Totally agree. My friend bought resale in Sector 75. Instant gratification, but paid almost 20% extra. Worth it for him, he says, no EMI and rent both!
