First-time buyer Ghaziabad, hidden costs scare me
Paying rent feels like throwing money away, honestly. Landlord just hiked it again, so I'm finally looking for a 2BHK in Ghaziabad, maybe Raj Nagar Extension. My budget is around ₹70-80L. I'm really worried about hidden charges though. What's the *real* all-in cost, beyond just the property price? People mention stamp duty, registration, PLC, parking... what else sneaks in at possession? Has anyone bought with BROWN BRICK REALITY or near Rasulpur Sikroda? What were your unexpected costs?

Stamp duty registration toh 7-8% pakad ke chalo. Upar se builder ne 'development charges' ke naam pe 2-3L alag se le liye, jo agreement mein pehle mention nahi tha. Aur GST bhi add hota hai construction cost pe, woh bhi ek hidden monster hai. Always ask for a detailed breakup, not just the base price, before signing anything. Har chhoti cheez ki receipt lo.

PLC (Preferential Location Charges) agar corner ya park-facing unit hai toh bahut zyada lagate hain. Parking ka bhi alag se 3-5L le lete hain. Aur yeh Electricity Meter charges, Maintenance advance, Club membership, IFMS (Interest Free Maintenance Security) toh standard hain. BROWN BRICK REALITY ka track record sunke toh aur darr lagta hai. Unka koi project time pe deliver hua hai kya? Ya Rasulpur Sikroda side mein prices ka kya scene hai ab?
Haan, RNE mein PLC aur parking ka bahut bada scene hai. Broker toh kabhi batata hi nahi. Yeh sab final stage pe hi pata chalta hai. Mere dost ne Abhay Khand mein liya tha, usko bhi 10% extra dena pada tha in charges mein.
BROWN BRICK REALITY se toh bachke rehna! Mere ek relative ne booking ki thi unke project mein Achchheja ke paas, 2018 mein. Abhi tak possession nahi mila hai, sirf date pe date de rahe hain. Unke rates low lagte hain but quality aur delivery par bharosa nahi hai. Rasulpur Sikroda mein bhi kuch new projects hain, but connectivity ka thoda issue hai abhi. Check their RERA details properly.
