Okay I'll be honest — I completely underestimated how confusing this process is. First time buyer hu and New Delhi mein property search kar raha hu, especially Golf Links area ke aas paas. Chaudhary Realtors ka ek project dekha tha, but unki reputation aur delivery timelines ka bilkul idea nahi hai. Honestly, itna options hai ki samajh nahi aa raha kahan se start karu for shortlisting. My main confusion is how to filter out properties jo sirf marketing dikhti hain versus actual value. What should I be looking for beyond just price and location? Like, site visit pe kya kya check karna chahiye that builders don't usually volunteer? Aur kya koi red flags hain jo first-time buyers miss kar jaate hain? Thoda guidance chahiye yaar.

Site visit pe hamesha check karo ki aas paas ki infrastructure kitni developed hai. Sirf project ke andar nahi, bahar bhi. Kya school, hospital, market paas hain? Aur builder se completion certificate (CC) aur occupancy certificate (OC) ke baare mein poochho. Agar woh evasive hain, toh red flag.
U6, papers mein bahut kuch hota hai. Sale deed ke alawa, builder-buyer agreement, sanctioned plan, RERA registration certificate, land title deeds, encumbrance certificate, aur property tax receipts zaroor check karwana kisi lawyer se. Especially agar project naya hai toh RERA details must hain. Anand Niketan mein mere ek relative ne bina RERA check kiye le liya tha, baad mein builder bhag gaya.
Absolutely! Builder sales team will never tell you about water pressure issues or power cuts in the area. Khud research karni padti hai.
Good point about infrastructure. Main Alaknanda mein dekh raha hu, wahan toh sab kuch hai but builder ke papers mein kya kya dekhna chahiye? Sirf sale deed ya aur bhi kuch?
Chaudhary Realtors se bachke rehna bhai. Mera ek friend ne Ansal Villas mein unka project liya tha, possession date 2 saal extend ho gayi. Abhi tak clear nahi hai kab milega. Unki marketing bahut strong hai but ground reality alag hai. Always check RERA status aur past projects ki delivery history. Mere hisaab se toh yeh red flag hai.
U3, builder usually vague reasons dete hain like 'approvals pending' ya 'material supply issues'. Sahi keh rahe ho, track record dekhna sabse zaroori hai. Marketing mein toh sab achhe lagte hain.
