First-time buyer in Noida, confused about broker games

₹75 lakh for a 2BHK in Sector 36 — that's what Anant Associates Pvt. Ltd. quoted me. Ab teen alag brokers se mila hoon, aur sab apni commission add kar ke dikha rahe hain. Ek bol raha direct builder se mat jao, discount nahi milega. Dusra bol raha wohi deal dega jo builder dega, but usko bhi commission chahiye. Matlab, kya broker ke bina deal nahi hoti Noida mein? Ya woh sirf apna cut nikalte hain? Honestly, I'm thinking of just going to Anant Associates directly. Should I even trust these brokers? Anyone had a good experience with them for negotiating?
