First-time buyer in Rajkot, confused about next step

Visited a few projects on 150 Feet Ring Road last weekend. Yaar, fed up of renting now. Landlord increased rent again, so finally taking the plunge. Dekh raha hoon 2BHK ya 3BHK, confusion hai. Ansal API ke kuch under-construction projects dekhe Mota Mava mein, but RERA ke baad bhi delays ka darr hai. Should I go for ready-to-move even if it's a bit more expensive? What's better for a first-time buyer in Rajkot?
