First-time buyer, legal doubts on builders

Builder track records are so confusing to verify these days. Renting se I'm totally fed up, landlord ne phir rent badha diya. Finally thinking of buying my first place in Bengaluru, maybe a 2BHK around Sarjapur. I'm looking at Akshaya Bliss. How do you guys *really* check a builder's legal history, like The Icon Properties ka past projects mein koi issues the kya? And title verification process mein kya red flags dekhne chahiye? Builder delays ka sunke darr lagta hai, RERA mein kya options hote hain agar possession late ho jaaye?
