What should I *really* be looking for during a site visit in Noida, especially for under-construction projects? I'm a first-time buyer, just visited a Sejwal Buildcon project in Sector 107, and honestly, felt a bit overwhelmed. The sales team showed me the sample flat, but I'm not sure what to actually check on the site itself. They just kept pointing at empty plots. Are there specific things like material quality, construction progress, or even the neighborhood vibe that you guys look for? What questions do you ask the builder that they won't volunteer? My budget is around ₹75L for a 2BHK, and I'm super nervous about delivery delays and hidden issues later. Any advice on spotting red flags would be super helpful.

They always show you the shiny sample flat, but actual site pe jaake toh sab khaali plots hi dikhte hain. That feeling of being overwhelmed is so real.
