First-time shortlisting is way harder than I thought. Sohna mein property dekh raha hoon, especially Sector 84. Vatsalaya ka ek project acha laga. But ab samajh nahi aa raha, first-time buyer kaise shortlist karein? What essential checks should I do? Where do I even begin this process?

Aur sirf project approvals mat dekho, site visits pe jaake construction progress khud check karo. Many builders in Gurugram, especially towards Baliawas side, are notorious for delays. Don't fall for glossy brochures.

U2, I visited Vatsalaya last month. Carpet area seemed okay, but the construction quality was a bit concerning. Plus, the approach road to Sector 84 from the main Sohna Road is still patchy. My friend booked near Badshahpur and faced similar issues with delayed infrastructure. Builders promise a lot but deliver slowly.
U1, amenities toh sab dikhate hain, but on-ground reality kya hai? Possession date kitni realistic hai?
