First time buyer terrified of builder delivery delays
Dwarka Expressway keeps coming up every time I shortlist something. I started looking for my first flat six months ago with a budget around ₹1.8Cr, honestly hoping to lock a ready 3BHK. But ready flats near Basai and Sector 102 are crazy expensive, easily crossing ₹2.2Cr. Then a broker showed me an under-construction project by Adani Brahma Synergy Pvt Ltd, promising delivery in 2.5 years at a much lower entry price. My parents keep saying never buy under-construction after all the builder delay horror stories, but the EMI plus current rent math is scaring me. Ab samajh nahi aa raha, is taking the construction risk worth saving ₹30L or should I stretch for an OC received flat?

But 2.5 years delivery on paper usually means minimum 3.5 to 4 years on ground in Gurgaon. Sector 102 rates have jumped 40% in two years due to expressway hype, which is making everyone FOMO into under-construction. If your job is super stable and you have emergency backup for 18 months rent, maybe take the bet. Otherwise, stretch slightly or look at a smaller 2.5BHK ready unit instead of getting stuck.

Bhai 1.8Cr is not small money at all. Your parents are 100% right to be scared because delay stress is real, but paying 2.2Cr for ready property makes monthly EMI insane. Can you manage paying both rent and pre-EMI together if it gets delayed by another 12 months?
