Is Delhi real estate still worth jumping into right now, or have prices peaked? I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. Looking at places in Dwarka or maybe even Rohini, budget around ₹1.8Cr for a 2BHK. Honestly, not sure if I should wait for 2026-27 or buy now. My main confusion is 2BHK vs 3BHK for investment. Will a 2BHK in Dwarka give decent appreciation with the Metro Phase IV expansion, or should I stretch for a 3BHK in, say, Vasant Kunj? Is the IGI Airport Expansion already factored into prices? What's the real ROI people are seeing?
