First-time buyers in Gurgaon: Your insights on extra costs?
Sector 76 — been looking at properties here for my first home. I'm checking out a project by Dreamhome Infrastructure Pvt Ltd, seems okay on paper but honestly, I'm just starting the whole process. It's so overwhelming deciding where to even begin shortlisting. My budget is around ₹1.2 Cr for a 2BHK, but then everyone keeps telling me about all the hidden costs. I had no idea how much more you need beyond the property price itself. Like stamp duty, registration, and then interiors... it feels like another 15-20% easily? Is that realistic, or am I overestimating? Really trying to get a handle on the actual total outflow. What did you guys factor in for these extra expenses? Am I missing anything big? Any advice on how you narrowed down your choices initially? So many options, it's hard to compare apples to apples. Any red flags I should look out for with first-time purchases? Would love to hear your experiences.

Absolutely, 15-20% is not an overestimation, bhai! It's more like the base figure. I bought a 2BHK near Airport Road last year for 1.1 Cr, and the total outflow including stamp duty, registration, interiors, and even a basic modular kitchen went up to almost 1.3 Cr. You also need to factor in GST on some components like maintenance charges or parking if not included.
Haan bhai, same experience. Stamp duty alone is a killer. And the bank loan
