First-time buyer's negotiation dilemma in Delhi

₹1.8 Cr for a 3BHK in Geetanjali Enclave, and builder says 'fixed price'. Honestly, I'm finding it hard to believe negotiation doesn't work in Delhi, especially for a first-time buyer like me. Everyone says builders like Swastik Developers don't budge much, but is that always true? Yaar, I'm talking about maybe 5-7% off, not some crazy discount. Also, what about hidden charges? Broker bol raha hai ki sab inclusive hai, but I've heard stories of insane PLC, parking charges, or even maintenance deposits popping up just before possession. Should I trust their word, ya phir kuch written mein lena chahiye? Ab samajh nahi aa raha, is it even possible to avoid these surprises? Change my mind if negotiation is really a myth here!
