First time buying, Noida Ext prices are giving me a headache
Two years ago I'd have laughed at these prices, but ab khud ki property leni hai. Been checking out NBCC Aspire in Sector 112, Noida Extension. Brochure mein price kuch aur, site visit pe kuch aur hi batate hain. Yeh all-in cost ka calculation samajh hi nahi aata. Basic price ke upar PLC, parking, then stamp duty, registration... sab mila ke ₹80L ka 2BHK ₹95L cross kar jaata hai. Aur yeh spot discount ka kya scene hai? Builder bolte hain 'limited time offer', but kitna genuine hota hai? Pehle bhi dekha hai, pre-launch mein kam lagte hain, baad mein wahi price pe mil jaate hain. Any hidden charges I should be super careful about before signing anything? Kya builder se negotiation possible hai on these 'extra' costs? Parents bolte hain dhyan se karo, par itna confusing hai yaar.

Totally agree, this 'spot discount' and 'limited offer' is a classic builder tactic. They create FOMO. I've seen it with projects near Alpha II in Greater Noida too. Always ask for a detailed cost sheet, line by line, before even thinking of booking. Have you checked their RERA registration for
