First time investor, eyeing DNR Arista
I had no idea how much research goes into investing in property. Looking at DNR Arista Phase 1 now for a potential investment. It's completed, which feels safer, but I'm trying to understand its capital appreciation since launch. What's the real rental yield people are seeing there? Also, how liquid is the resale market? Don't want to get stuck with something hard to sell later, you know?

Iska RERA number kya hai? Aur possession date kya thi officially? Just want to cross-check everything before even thinking about it. Nervous hoon yaar, pehla investment hai.
U9 sahi keh raha hai. The RERA shows 2024-12-01 as the possession date, so it's technically still 'upcoming' for official handover, even if construction is done. This can sometimes affect bank loans or resale perception. Just something to keep in mind.
RERA number hai TOR/PRM/KA/RERA/1251/446/PR/230419/001674. Aur possession date toh 2024-12-01 hai. Technically, it's completed but that's the official handover date, I think. Builder ne toh bola tha ki ready-to-move hai.
Resale market ki baat kar rahe ho toh bahut dhyan rakhna padega. Maine ek baar ek property li thi jo bahut difficult thi bechne mein, 2 saal lag gaye. Completed project hone ke baad bhi agar location ya amenities mein kuch lacking hai, toh mushkil ho sakti hai. Plus, 241 units hain total, that's quite a lot of inventory for a single project. Agar sab ek saath bechne lage toh market flood ho jaayega.
Rental yield kitna mil raha hai wahan pe? That's my main concern. I've heard some people are getting decent rents in that area, but I need real numbers. Koi actual tenant ya owner hai jo bata sake?
Haan, yield toh itna hi hai. My cousin has a 3BHK there, gets about 60k. It's stable because of the IT crowd nearby, but don't expect it to cover your EMI fully, especially if you take a big loan.
I have a friend who rented out a 2BHK there. He's getting around 45-50k per month. Not bad, but for a 2.1 Cr property, that's like a 2.5-2.8% yield. Not exactly stellar, but better than some other areas.
Arista phase 1 toh completed hai, which is good. But the price range of ₹2.1 Cr – ₹3.9 Cr seems a bit steep for pure investment, especially if you're looking for quick returns. Liquidity is key, and at this price point, the pool of potential resale buyers shrinks.
DNR Arista Phase 1? Haan, completed project hai toh thoda peace of mind toh milta hai. But 2.1 Cr se shuruat, that's a big amount for a first-time investor like me. Capital appreciation ka kya scene hai wahan?
Exactly! Peace of mind toh hai but returns ka kya? Mere ek friend ne Agrahara Layout mein liya tha 2 saal pehle, abhi tak barely 10-12% appreciation mila hai. DNR Arista ka track record kya hai, koi batao?
Bhai, capital appreciation expect karna is market mein thoda mushkil hai abhi. Bengaluru market mein kaafi supply hai, especially in that price bracket. I was looking at something similar near Aavalahalli and the prices haven't moved much in 1.5 years.
