posted on 7 MayFirst-time investor, how to spot quality in Noida Extension construction?
Budget finalised, loan pre-approved — now I'm really trying to understand construction quality in Noida Extension projects like Gaurs 6th Avenue. As an investor, I'm worried about future resale value and maintenance costs. What should I specifically look for during site visits for under-construction flats to gauge quality? Things like cracks, bad plaster work, or uneven flooring... are these early signs of trouble? Also, what's the reality of elevator quality and maintenance response times in these societies? Will tenants complain about constant breakdowns? Any experiences would be super helpful.

Dekho, 2015 ki property hai, toh thoda wear and tear toh milega hi. ₹66 L se shuru hokar ₹1.9 Cr tak jaata hai, so options hain. But agar aapko bilkul brand new feel chahiye, toh Noida Extension mein aur bhi under-construction projects hain, jaise Alistonia Estate ke paas kuch naye launch hue hain. Kya aapne unko bhi explore kiya hai?
As an investor, you should also consider the common areas. Parking, security, and especially the power backup. If these are not up to the mark, tenants will definitely complain. Gaurs ka track record theek hai, but har project mein thode bahut issues rehte hain. What's your target rental yield from this property?
Target rental yield toh 3-4% minimum hai. But agar maintenance cost high hai aur frequent repairs hain, toh woh yield kam ho jaayega. Power backup ke liye suna hai ki generally theek hai, but heavy load pe thoda issue aata hai.
Construction quality ke liye, site visit pe plaster work aur corners ko dhyan se dekho. Kabhi-kabhi jaldi mein kaam karte hain toh finish kharab ho jaati hai. Aur plumbing fixtures ko bhi check kar lena, saste fittings lagate hain toh baad mein leakages ka problem aata hai. 2015 ka possession hai, toh ab tak toh settled ho gaya hoga.
Mujhe toh lagta hai, Gaurs 6th Avenue ka RERA number applicable nahi hai, toh complaint mechanism thoda weak ho sakta hai. But since it's already completed, the physical inspection is key. Current market mein Noida Extension mein rentals theek hain, but growth thodi slow hai.
Aur bhai, windows aur balcony railings ko bhi check karna. Rusting ya loose fittings toh nahi hain? Builders sometimes cut corners on these visible but critical safety elements. Especially for an investment property, you don't want tenants complaining about these.
Sahi keh rahe ho. Main toh tiles pe bhi dhyan deta hoon. Agar uneven hain ya hollow sound aa rahi hai, matlab theek se nahi lagaye hain. Future mein repair ka kharcha badh jaata hai.
Exactly! Main bhi Gaurs 6th Avenue mein interest rakhta hoon as a first-time investor. Resale value ka darr mujhe bhi hai. Kya aapne actual residents se baat ki hai wahan ki maintenance team kitni active hai? Kyunki agar tenants complain karenge, toh headache badhega hi. Total units 1120 hain, toh imagine kitna load hoga.
Yaar, ye toh har badi society ki kahani hai. Mera dost Alpha I Greater Noida mein rehta hai, wahan bhi same issue. Agar budget-conscious ho, toh thoda compromise karna padega. ₹66 L – ₹1.9 Cr price range mein you're getting a completed project, which is a plus.
Haan bilkul! Maine ek resident se baat ki thi, unhone bataya ki lifts sometimes breakdown, but usually within a few hours theek ho jaati hain. Par haan, peak hours mein wait time bahut hota hai. Maintenance charges toh lete hain, but response time thoda slow hai.
Bhai, Gaurs 6th Avenue toh 2015 ka project hai. Quality ke mamle mein mixed reviews sunne ko milte hain. Jab main Ajayabpur side dekh raha tha, wahan bhi logon ne Gaurs ke baare mein yahi bola tha ki initially theek tha but over time, issues aane lage hain. Lifts ka toh har society mein problem hai yaar, especially after a few years.
