₹90 lakh for a 2BHK in Baner, and I'm seriously looking at it. I'm a first-time investor, honestly so confused with all the legal due diligence. My agent mentioned a project from Siddh Construction And Developers. How do you *really* check RERA registration beyond just a number? I mean, what are the red flags to look for on the RERA site itself? Also, title verification seems like a huge deal. What are the absolute critical steps most buyers skip? Is getting an encumbrance certificate enough, or should I go deeper? If issues like delays pop up, is RERA actually effective in Pune, or is it more on paper? Any experiences with RERA complaints here would be super helpful.

RERA effectiveness in Pune? Meri toh pucho hi mat. Amanora Park Town mein ek project mein booking ki thi, builder ne 2 saal delay kiya. RERA complaint file ki, hearings chali, but final resolution aane mein 3 saal lag gaye. Sirf encumbrance certificate se kaam nahi chalta, ek independent lawyer se Title Deed, property history, aur approvals sab check karwao. Agent ke lawyer pe kabhi bharosa mat karna, that's the biggest mistake.

Bhai, Siddh Construction And Developers? Maine toh kabhi naam nahi suna. Aur agar zero projects hain, toh yeh toh sabse bada red flag hai! Pehle builder ka background check karo, phir RERA number pe jao. RERA site pe completion date aur pending complaints bhi check karna.
