posted on 2 MayFirst-time Noida buyer: Super area shock, site visit doubts
Since last Diwali, I've been seriously looking for a flat, mostly around Atta Village. Braventa Infra had a project, and I visited... honestly, the sales guy kept talking super area. I had no idea about the carpet area difference until my dad pointed it out after seeing the layout. It's like, a huge chunk is just common space? Now I'm totally confused how to compare properties. What should I even look for during site visits besides the show flat? Is there a checklist for things builders won't volunteer? I feel like I'm missing critical details. Am I the only one who felt completely lost with super vs carpet area calculations? Any advice on what to really focus on?

Bhai, you are not alone! Mera bhi same haal tha jab maine Alpha I Greater Noida mein dekha tha. Salesperson ne bola 1200 sqft apartment, but carpet area was barely 700 sqft. Itna difference dekh
Totally relate! Builders make it sound so simple, but the actual usable space is a shocker. I also felt lost comparing properties based on super area. Yeh toh scam jaisa lagta hai sometimes, especially for us first-timers.
