Just moved into my 3BHK Mohali Sector 69. Is 5 years enough holding for max gain? Or should I hold longer in Chandigarh's market? What's your experience for property appreciation?

Ultimately, it boils down to your specific project and developer, and your financial goals. If it's a well-located project by a reputable builder in Sector 69, 5 years will definitely give you *some* appreciation, maybe 20-30% on paper. But 'max gain' is subjective. For truly significant returns that beat inflation by a good margin, a 7-10 year horizon is more realistic for the Chandigarh-Mohali region. Don't expect Mumbai or Bangalore type appreciation here. The market is mature, but stable. Kya aapka project koi gated community hai ya standalone building?
Agree, the market is a bit slow right now, but for long-term hold, Mohali is generally a safe bet. Just manage your expectations about 'max gain' in 5 years. It's not like the 2007-08 boom anymore.
Sahi kaha. Project ka naam batao OP, maybe someone here has experience with that builder.
Agar aapko 'max gain' chahiye, toh aapko thoda out-of-the-box sochna padega. Mohali ke established sectors mein appreciation will be steady, but not phenomenal. Have you considered New Chandigarh? Specially areas near the upcoming Medicity or Education City. Wahan long-term potential bahut zyada hai because of planned infrastructure and new institutions coming up. 5 years might still be a bit tight for max gain, but the percentage growth could be higher than in older Mohali sectors. Thoda research karo udhar bhi.
Haan yaar, New Chandigarh toh hamare budget se bahar ho gaya tha. Mohali hi bas option bacha.
New Chandigarh mein potential hai, no doubt. But the entry price is already higher than most Mohali sectors, and liquidity can be an issue for resale if you're in a hurry. Plus, the current market sentiment is a bit cautious. Agar budget tight hai, toh Mohali mein hi koi under-construction project dekh lo jo 2-3 saal mein ready ho, maybe wahan thoda better upside mile.
New Chandigarh mein average price kya chal raha hai for a 3BHK? Budget constraint hai, toh Mohali hi option laga tha.
First-time buyers ko hamesha caution rakhni chahiye. Appreciation depends a lot on the builder's reputation and RERA compliance. Agar builder ne possession late kiya ya quality issues hain, toh resale value par direct asar padta hai, aur phir 5 saal kya, 10 saal bhi kam pad jaate hain. Plus, check the current market conditions. Interest rates high hain, toh demand thodi slow hai abhi. Don't just go by 'gut feeling' or old trends.
Sahi baat hai. Mere ek rishtedaar ne ek builder se liya tha flat Mohali mein, naam nahi batana chahunga, but 7 saal ho gaye, abhi tak registry nahi mili proper. Aisi cheezon mein 'max gain' toh door ki baat hai, investment hi stuck ho jaati hai.
Absolutely! Mera friend ek project mein fas gaya hai. Builder ka naam kya hai aapke project ka?
Dekho, 'max gain' toh 5 saal mein usually nahi milta, but Mohali mein growth potential toh hai. Maine khud 2018 mein ek 2BHK liya tha Phase 7 mein, aur uski value ab 30-35% upar hai. Inflation adjust karke maybe 20% real gain. Sector 69 is well-connected, so long-term accha hi rahega. But agar aapko really double ya triple karna hai, toh 8-10 saal minimum holding period dekho. Chandigarh se compare karein toh Mohali mein entry point abhi bhi thoda lower hai, which means more upside. But it's not a get-rich-quick scheme.
Jaise aapne bataya, Sector 69 is already established. For higher growth, maybe newer sectors or areas towards New Chandigarh like Mullanpur, or even some parts of Zirakpur, could offer more. But with higher risk. Mohali's established sectors offer stable, but not explosive, growth.
Yaar, mera experience toh alag hai. Maine Mullanpur Garibdass mein ek flat liya tha 2019 mein. Socha tha New Chandigarh ka boom aayega. Abhi tak toh bas maintenance hi bhari hai, appreciation hardly 10-15% hui hai. Lagta hai 5 saal ka hold bhi kam padega.
30-35% is still good! Which specific areas in Mohali do you think have the most potential for growth now?
Bhai, 5 saal mein Mohali Sector 69 mein max gain? Thoda mushkil lag raha hai. Unless it's some super prime location ya koi big development aani ho. Chandigarh ke market mein bhi itni fast appreciation ab nahi rahi. I bought a plot in Sector 127 Mohali 4 years ago, still waiting for that 'max gain' jo logon ne bola tha. What's your project name, maybe that makes a difference?
Exactly. 5 years is too short for 'max' gain, especially in the current market. Property appreciation depends a lot on infrastructure development and future plans for the area. Sector 69 is good, but for explosive growth, you usually need a longer horizon. Thoda patience rakhna padega.
Sahi keh rahe ho. But agar location achhi hai aur builder reputed hai, toh 5 saal mein decent return toh mil sakta hai na? Kya pata market cycle upar chala jaye.
