Sector 50 — I'm looking at a 3BHK here with Arete India. Builders always push floor-rise premium and PLC, saying higher floors give better views ya vastu. But honestly, for an end-user, is that extra cost really worth it? Matlab, does it translate to better resale or rental later? I work in real estate, but buying for myself is different. I'm wondering if secondary market deals in areas like Sector 65 or Dwarka Expressway offer more negotiation room, especially without these add-ons. Kya lagta hai, gurus? What's your experience?

Bhai, you've hit the nail on the head! Floor rise aur PLC, these are the biggest headaches for first-time buyers like us. I'm also looking in Sector 50, and the difference for a higher floor is crazy. Does it really make a difference in resale? My gut says no.
Totally agree with you. I was looking at a project near Airport Road (Gurgaon side) and the difference between a 2nd floor and a 10th floor for the same layout was almost
