Visited Kunti Developers in Noida Extension. They're pushing PLC hard. For my 3BHK, is a spot discount better than paying floor rise? What's the real move on a ₹1.5 Cr property, community?

For a ₹1.5 Cr property, a good spot discount can save you lakhs. Floor rise adds to your EMI and doesn't always translate to equivalent appreciation. Negotiate hard for that discount. Have you checked the current per sqft rate for similar projects in Noida Extension, like near Alistonia Estate?

Yes, I did. For similar projects, it's around ₹6500-7000 per sqft. Kunti is quoting ₹7200 + PLC.
Yaar, I made the mistake of paying PLC for a higher floor in a project near Ajayabpur a couple of years back. Thought it would give better views and resale value. Turns out, the difference in views is negligible, and resale value hasn't really justified the premium. My neighbour on the 3rd floor got a much better deal. Don't fall for the builder's tricks, they just want to maximize their profit. What's the exact floor rise they are quoting?

Same here! Mera bhi paisa waste hua. Builder ne bola tha better light milegi, but it's all marketing gyaan. Ab toh lagta hai ground floor hi best hai, no lift issues.

Exactly! I heard Kunti Developers has possession delays in their Alpha II project too. Be careful with them.
