Floor-rise premium is a total rip-off
Okay, I'll be honest — I'm selling our big house and looking for a compact 2BHK. Kids have moved out, don't need such a huge place anymore. Everyone glorifies those high-floor views, but honestly, paying extra for a 10th floor in a project like Salarpuria Sattva near Keesara Road just for PLC? MATLAB kya point hai? For us, a 3rd or 4th floor is perfectly fine, we just want an elevator and good hospital proximity. That ₹15-20 lakh difference can cover a lot of maintenance costs. It feels like builders just add these charges for no real value for end-users like us. Change my mind. Is it really worth it?

Sahi keh rahe ho. Aur Salarpuria Sattva ki baat kar rahe ho toh unka track record bhi dekh lo. Keesara Road pe projects ka possession status kya hai? Kahin delay toh nahi hoga, kyuki budget tight hai aur rent bhi jaa raha hai. That's another big concern for first-time buyers.
Oh no, delays are the worst! Builder ne phir se date extend kar diya lol. My current project is also facing the same issue in Alwal.
Haan, Salarpuria Sattva ka Keesara Road wala project thoda delayed hai. Mera ek colleague ne booking ki thi 2 years back, aur abhi tak possession ka clear date nahi hai. Hyderabad mein bahut builders ne recent years mein delays kiye hain due to material costs aur labour issues. Make sure you check the RERA status and read reviews thoroughly before committing. Ye floor-rise premium ke upar se delay ka burden, bahut mushkil ho jaata hai.
Main toh Attapur mein dekh raha tha, same issue. Builder ne 4th floor tak ek rate diya, aur uske baad har floor pe ₹50,000 badha diye. Matlab 10th floor tak ₹3 lakh extra ho gaye for no real value add. Aur amenities toh same hi hain sabke liye. Humko bhi bas ek decent 2BHK chahiye tha jahan kids ke liye park ho aur hospital paas ho, no fancy views needed. It really feels like builders are just cashing in on the 'luxury' tag for something so basic.
Bhai, I partially disagree with the 'rip-off' part. High floors have better ventilation, less noise from street level, and definitely more privacy. Plus, for some, it's a status symbol. Resale mein bhi thoda advantage milta hai, especially in prime locations like near Banjara Hills. But yeah, for a 2BHK, 10th floor might be overkill if your main priority is budget.
Dekho, exact data toh hard to find hai, but mere ek friend ne Ameerpet mein 12th floor pe liya tha. Jab usne 5 saal baad becha, toh usko low floor ke comparison mein hardly 5-7% extra mila, woh bhi after a lot of negotiation. It's mostly a perception game, not a solid investment return for that extra premium.
Privacy theek hai, but actual resale value ka kya scene hai? Koi data hai ki kitna extra milta hai high floor pe? Most brokers just say 'view hai' but the numbers don't really add up.
