Krishna Kunj – I'm looking at a 3BHK here, planning to upgrade from my current 2BHK near 150 Feet Ring Road. Builder Ansal API ka project hai, kaafi promising lag raha. But yaar, yeh floor-rise premium aur PLC ka system samajh nahi aa raha. They're quoting a good price, but then add so much for higher floors ya corner unit. Is it really worth it, or just builder ka ek aur way to inflate price? I mean, kitna difference aata hai in terms of resale value ya rent pe? Already home loan chal raha hai, so every extra lakh counts. How much negotiation is possible on these specific charges? Any tips for dealing with builders on this point?

Been there, done that! My brother bought a flat in a previous Ansal project in Rajkot only to find out the 'premium' he paid for a higher floor didn't really translate to better resale value. Jab bechne gaya, buyer
Totally agree with you! Builders just invent new charges. I was looking at a project near Kalawad Road and the difference between 2nd floor and 10th floor was insane, like 5-6 lakhs for just the floor-rise! Is it really worth it in the long run for resale?
@U2 My friend sold his 12th-floor flat near Nana Mava Road recently. He paid a huge premium, but the buyer didn't pay extra for the floor, just the market rate. So, for resale, it rarely adds value unless the view is truly unique.
@U2 Exactly! They make it sound like a luxury, but it's just extra cost. Resale ke time kaun dekhta hai itna difference?
Bhai, you hit the nail on the head! Yeh floor-rise aur PLC toh bas lootne ka tareeka hai. Krishna Kunj mein bhi same drama chal raha hai.
