Is floor-rise premium for a 3BHK in Sector 150 worth it? I'm based in Dubai, eyeing an RG Group project, maybe 1.8 Cr tak. Should I even consider secondary market deals instead? Wahan negotiation ka scope zyada hota hai kya for an investor like me? Can't do site visits easily.

As an investor, you need to factor in the opportunity cost of your money. 1.8 Cr is a significant amount. RG Group ke projects mein delays common hain, especially post-RERA. Unka Ekana project Ajayabpur mein bhi stuck hai. Floor-rise premium is basically paying for something that doesn't significantly enhance your rental yield or resale value unless it's a very unique offering. Since you can't do site visits, secondary market is indeed safer. Look for RERA-registered projects with OC/CC received, or properties where possession is already given. Get a local consultant you trust to do the due diligence, including checking builder reputation and legal status of the property.
U9, RG Group ke kuch projects RERA-registered hain, lekin completion dates extend hoti rehti hain. Best hai ki RERA website pe project ka specific ID daal ke latest status check karo. Har project ka timeline alag hota hai, but generally, their past record suggests you need to be patient.

Haan, same experience. Ek builder ne mujhe bhi try kiya tha convince karne for a higher floor, saying 'better light, better air'. But jab dekha toh difference hardly noticeable tha aur price mein lakhs ka jump. For investment, ROI is key, not just a floor number.
Totally agree! Builders ka toh kaam hi hai har cheez pe premium lagana. Floor-rise, view-facing, even corner unit pe bhi! It's pure margin play for them.
