What's the real scene with PLC charges on Golf Course Extension Road? Just got possession of my 3BHK in an ILD project near Chakkarpur a couple of months back. Honestly, the floor-rise premium for a higher floor felt a bit much, especially after all the hidden costs surfaced. My total acquisition cost was almost ₹2.2 Cr, but the PLC alone was substantial. Anyone else feel like builders like ILD just add these charges without much room for negotiation? I'm thinking of another investment, maybe a 2BHK around Dwarka Expressway, but this time considering secondary market deals. Can you actually negotiate more on a resale flat than a new one? Yaar, new projects mein toh spot discount bhi mushkil se milta hai. What's been your experience with secondary market sellers?
