FNG Expressway delays are a real problem

Rent went up 15% again this year, honestly fed up. I'm looking at Greater Noida, like Noida Extension or Sector 107. The FNG Expressway completion timeline is huge for appreciation – is it realistic? Are there still affordable 2BHKs near these infra corridors, or have prices already jumped too much? Not sure if I should wait.
