Did a site visit to an ATS project near Yamuna Expressway last weekend, and the prices for 3BHKs were hitting ₹1.8 Cr. It got me thinking, has the Jewar Airport factor already been fully 'priced in' for Greater Noida properties, ya thoda upside abhi bhi bacha hai? My current analysis shows stable 5-10% p.a. growth, but I'm wondering if that's the new baseline. For a 5-7 year hold, is Sector 150 still a better bet for ROI compared to Yamuna Expressway micro-markets, or vice versa? What's the community's view on this?
