The premium for a 3BHK in Mohali feels crazy expensive right now, honestly. I'm currently in a 2BHK in Sector 70, thinking of upgrading, but also helping a friend look for a 2BHK. My friend's budget is around ₹80L-1.5Cr. Specifically on the NH-48 Delhi Jaipur Highway corridor, what projects would you guys recommend? Is it still worth looking at established places near Officers Colony, or are newer developments offering better value for a 2BHK? What's the real ground reality for a buyer there?

Totally agree with the 3BHK premium, it's insane. For a 2BHK on NH-48, at ₹80L-1.5Cr, are we talking about ready-to-move or under-construction? And what about the appreciation potential in areas like Badshahpur compared to the established sectors?
