Negotiating property prices in Ghaziabad feels like a joke sometimes. I'm currently in a 2BHK in Indirapuram, looking to upgrade to a 3BHK in Gyan Khand, maybe with Panchsheel Group. My budget for a 3BHK is around ₹90L, already have a home loan so EMI will be higher. But yaar, the quoted price is never the final one. Builders just keep adding PLC, IFMS, club membership, maintenance advance. It's like a never-ending list. I thought I knew about these, but the sheer amount is shocking. Like, for a project in Gyan Khand, the builder added almost 10-12 lakhs extra post-discussion. Is this normal? Can you even negotiate on these "fixed" hidden charges? Anyone else faced this with builders here? What did you do to avoid these surprise costs?
