Was supposed to decide by last month but still stuck on upgrading from my 2BHK. Looking at Goyal Luxury Floors. What's the real construction quality after a year? Any cracks or seepage post-possession? Are promised amenities, like the clubhouse, actually usable daily or just for show? Is the maintenance charge value for money there?

Dekho, every builder has pros and cons. Goyal ka naam hai but not specifically for 'Luxury Floors' type projects. For a 3BHK at ₹2.7 Cr, especially as a first-time buyer, the 'RERA Not Applicable' is a big concern. It means you have fewer legal recourses if things go south. Maybe check their other completed projects, if any, for actual quality. But for an upcoming project with only 4 units, it's a niche market, which can be good or bad depending on your risk appetite. Don't rush into it just for the 3BHK tag.

I had a similar experience with another 'luxury' project near Sector 35. They promised the world – gym, spa, even a mini-theatre. But after possession, half of it wasn't functional, and the other half had crazy timings or extra charges. Construction quality bhi average nikli, pehli baarish mein seepage issues aa gaye. ₹2.7 Cr is a huge amount, please do thorough due diligence, especially since it's an upcoming project with no RERA.
But the location looks good, right? Aur 3BHK ki demand toh hai. I'm worried about the clubhouse. Is it actually usable or just a fancy photo op, jaise bohot projects mein hota hai?
Amenities toh baad ki baat hai, pehle possession date dekho – April 2026. Upcoming project hai. Builders ki history hai dates extend karne ki. Kya guarantee hai ki time pe milega? Bahut risky hai yaar.
U4, location is fine but for ₹2.7 Cr, you expect more than just 'fine'. Clubhouse aur amenities ka toh system hi aisa hai, pehle 6 mahine sab chamakta hai, phir maintenance ke naam pe kuch nahi. Mere friend ne Sector 35 mein liya tha ek project, wahan swimming pool ka paani 2 saal se ganda hai. Bolte hain maintenance charge kam hai, but service bhi waisi hi milti hai. Is project mein toh total 4 units hain, kaun maintain karega itna bada club for just 4 families?
Goyal Luxury Floors, 3BHK? Bhai, price toh bahut high lag raha hai for an upcoming project. Aur construction quality ka kya? Builders aajkal sirf paper pe luxury dikhate hain, real mein kya milta hai, kaun jaane. Especially with a new builder.
