Since January I've been shortlisting flats in this city. Currently in a 2BHK near Sector 84, thinking of upgrading to a 3BHK. My budget is around ₹1.8 Cr. MRG Group ka MRG Primark Dwarka Expressway pe dekh raha hoon. Looks promising, but I'm worried about the actual construction quality. Kya inke projects mein plaster cracks ya seepage issues common hain after possession? Also, hidden charges ka kya scene hai? Suna hai PLC, EDC, maintenance deposits add kar dete hain. Owners, please share your experience. Is the premium justified for this location?

MRG Primark ke 3BHK mein kya amenities de rahe hain? Aur floor plans kaise hain? Kya unhone carpet area clearly mention kiya hai ya sirf super area bata rahe hain? Maine suna hai ki builders carpet area kam dikha ke super area pe charge karte hain. Bathroom fittings aur kitchen setup ki quality kaisi hai? Koi site visit kiya hai wahan?
U10, generally new projects mein 3BHK ke liye 1600-1800 sqft super area mein 900-1000 sqft carpet area milta hai. MRG Primark mein bhi similar expect kar sakte ho. Carpet area aur super area ka break-up agreement mein clearly mention karwana. Fittings ke liye, standard brands hi dete hain, but quality check karna bahut zaroori hai site visit ke time. Builder se specification sheet maango.
Agar builder ka track record zero hai, matlab ek bhi project deliver nahi kiya, toh bhai, bahut risky hai. ₹1.8 Cr ka investment hai, koi chhota amount nahi hai. Current market conditions mein high interest rates chal rahe hain, toh builders bhi sales ke liye desperate ho rahe hain. Isliye ho sakta hai ki woh attractive offers de rahe hon, but uske peeche hidden risks ho sakte hain. Better hai ki kisi established builder ke ready-to-move ya near-possession project mein dekho ya resale mein jao. Kam se kam peace of mind rahegi.
Totally agree with U8. Peace of mind is priceless. Isse accha hai ki 2BHK hi lo kisi achhi location pe, but kisi reliable builder se.
OP, hidden charges ka darr bilkul theek hai. Mera personal experience hai, ek reputed builder ne bhi mere se possession ke time pe 2-3 lakh extra maang liye the, bolke ki yeh 'development charges' hain. Agreement mein mention nahi tha clearly. Maine bahut fight kiya tab jaake thoda kam hua. Always get a lawyer to review your builder-buyer agreement. Verbal commitments pe mat jaana, sab kuch written mein lo. Especially maintenance deposits, unko clear karwao ki kitna hai aur kitne saal ke liye.
Location wise, Dwarka Expressway pe MRG Primark exactly kahaan aata hai? Kya woh Airport Road se connectivity ke liye theek hai ya bahut andar hai? Mera budget ₹1.8 Cr hai, toh main chahta hoon ki connectivity acchi ho future mein. Is it too far from the main Gurugram city?
Haan, U5 is right. Abhi kaafi andar hai aur traffic bhi issue hai. Is budget mein toh aapko Badshahpur ke aas paas bhi achhe options mil jaate hain, but wahan bhi rates upar ja rahe hain.
U4, woh Dwarka Expressway pe Sector 102/103 ke aas paas hai. Connectivity wise, abhi toh thoda time lagega fully develop hone mein. Airport Road tak toh theek hai, but peak hours mein traffic bahut hota hai. Future potential hai, no doubt, but abhi investment ke liye thoda wait karna chahiye.
Bhai, exactly same confusion. Main bhi MRG Primark dekh raha hoon Dwarka Expressway pe. Location toh decent lag rahi hai, but construction quality aur hidden charges ka darr hai. Suna hai ki inke projects mein delay bahut hota hai aur possession ke baad bhi issues aate hain. MRG Primark ka RERA status kya hai? Aur hidden charges se kaise bachein, koi tip do please.
U1, sahi keh rahe ho. Naye builders se bach ke rehna chahiye. Mere ek dost ne ek naye builder se Badshahpur ke paas ek project mein book kiya tha, saare hidden charges lag gaye aur possession bhi 2 saal late mila. Baharampur Naya mein bhi aise hi ek project ka sun raha tha, log bahut pareshaan hain. Agreement mein sab kuch clear karwao, ek ek clause padho. PLC, EDC, power backup, maintenance deposit, sab pehle se likhwao.
RERA toh baad ki baat hai, bhai. MRG Group ka track record zero hai, jaise apne post mein hi likha hai. Pehle woh dekho. Koi project deliver hi nahi kiya hai abhi tak.
