Golf Course Extension Road keeps coming up every time I shortlist something. Currently in a 2BHK in Sector 57, I'm thinking of upgrading to a 3BHK there, budget around ₹2.5 Cr. Already have a home loan. DLF, M3M, aur Godrej ke projects dekh raha hoon. Par delivery ka kya scene hai? Especially with Dwarka Expressway delays, builders ka track record on-time possession pe kaisa hai? Also, construction quality ka real feedback chahiye. Post-possession cracks, seepage issues, ya finishing mein problems aati hain kya in projects mein? Is the premium justified for these builders?

For the budget you have, also consider checking out projects in Baharampur Naya, you might find something more spacious there.
Current market mein toh prices sky high hain, especially on Golf Course Extension. ₹2.5 Cr mein ab options limited ho gaye hain, earlier you could get a lot more. I booked a 3BHK in a M3M project near Badshahpur two years ago. The possession was promised for Dec 2023, but now they've pushed it to June 2024. Construction quality looks decent on site visits, but post-possession issues ka tension hai. Kisi ko actual cracks ya seepage problems face hue hain kya in projects mein? Ya finishing mein koi major discrepancies?

M3M mein finishings ka issue common hai. My brother-in-law bought a unit in their sector 65 project. Main door align nahi tha, bathroom fittings low quality ke the, aur kitchen counter mein chips the. Builder ne bahut time lagaya rectify karne mein. DLF mein generally better finishing milti hai, but they are also not 100% perfect. Always get a professional inspection done before taking possession, it saves a lot of headaches later.

Aur delivery ka mat पूछो, builders ka track record toh sabko pata hai. Mere ek cousin ne 2018 mein book kiya tha, abhi tak possession nahi mila hai, sirf dates pe dates mil rahi hain. RERA complaint file karni padi. Bahut darr lag raha hai.

DLF aur Godrej ka quality toh acha hota hai, no doubt. But the premium is steep. M3M ka thoda hit-or-miss hai, depends on the specific project. Ek friend ka M3M project Airport Road ke paas hai, usko toh 6 mahine delay mila.
