GLS Avenue 81 ki amenities sirf dikhane ke liye hain ya actually useful hain? I'm upgrading from 2BHK. Iska daily life experience kaisa hai? Worth the premium?

Dekho, GLS Avenue 81 ka location Sector 81, Gurugram mein hai, which is decent. Connectivity ke hisaab se theek hai. Agar aapko long-term investment aur appreciation chahiye, toh shayad ye option theek ho sakta hai. But for a first-time buyer, itna budget stretch karna aur ongoing project ka risk lena, thoda risky deal hai. Market conditions bhi abhi stable nahi hai, toh thoda research aur kar lo. Don't rush into it.
Amenities ka toh theek hai, but actual carpet area kitna mil raha hai 3BHK mein? Sometimes they show big numbers but usable space bahut kam hoti hai. Aur jo amenities ye log dikha rahe hain, like club house, swimming pool, kya woh sab operational honge possession tak? Ya bas paper pe hi rahenge?
Mujhe toh ongoing projects se darr lagta hai. Mera ek friend Baharampur Naya mein ek project mein invest kiya tha, builder ne 2 saal late kar diya possession. GLS Avenue 81 ka bhi ongoing status hai, aur total 820 units hain. Itne saare units hain, toh completion mein aur time lag sakta hai. Amenities dikha ke toh sab attract karte hain, but actual delivery aur quality matter karti hai. I'm very skeptical.

Haan, sahi keh rahe ho. Aajkal Gurugram mein prices sky-high ho gaye hain, especially near Airport Road. Badshahpur side bhi ab toh rate badh gaye hain. Itna budget stretch karke lena sahi decision hai kya? Kal ko resale value bhi toh dekhni padegi.
GLS Avenue 81 ka ad toh har jagah dikh raha hai, but yeh 'premium' tag justify karta hai kya? 2BHK se 3BHK upgrade ka socha hai but budget tight hai. Amenities sirf show-off ke liye hain ya daily use mein kuch value add karti hain? Kahi sirf maintenance charges na badha de ye sab.
Bhai, premium toh dikhta hai, but builder ka track record bhi dekhna padta hai. GLS ka past projects mein delivery delays kaafi common hain. Kahi hamara possession bhi late na ho jaaye, especially jab ongoing project hai. Kya guarantee hai ki 2025-10-01 tak mil jaayega?
