From 2BHK to 3BHK — my Bangalore upgrade dilemma
Okay, I'll be honest — upgrading from my 2BHK in Bengaluru is proving to be a huge headache. I'm thinking of a 3BHK, but the sheer cost and options are overwhelming, especially with an existing home loan. I've narrowed it down to Durgadevi Enclave and VR Hanuman Enclave 3. Durgadevi starts around ₹80.50L, while VR Hanuman ranges from ₹53.95L to almost ₹98.52L. My biggest questions are about the *real* total cost of ownership – how much extra should I really budget for stamp duty, registration, and those hidden charges? Also, when looking at the floor plans, does anyone have experience with which project gives better carpet area efficiency? I'm trying to gauge which would be a better investment for 5-year appreciation. Any insights on either project or builder would be super helpful!

Be very careful with Durgadevi Enclave. I checked their details and it says 'RERA Not Applicable'. That's a huge red flag for an ongoing project. Plus, possession date is Sep 2025, which means a lot can happen. Always prefer RERA-registered projects for safety, especially with an existing home loan. Don
Totally get you, bhai! I'm in the same boat, looking to upgrade from a 2BHK. The hidden costs are a nightmare. Stamp duty, registration, legal fees, then interiors... it just keeps adding up. I'm also worried about the carpet area vs. super built-up area; some builders really play games with that. Which one feels more spacious to you?
I agree with your point about hidden costs. My friend bought in Adigara Kallahalli and thought he budgeted enough, but stamp duty and registration alone added almost 7% on top of the base price. It was a huge shock.
Haan bhai, same experience. Interiors ka budget toh alag se rakhna hi padta hai.
