Is the price jump from a 2BHK to a 3BHK in Shivajinagar actually worth it? I'm currently in a 2BHK and eyeing a Prakash Associates project. Does price negotiation really work for new builds in Pune, or is it mostly fixed? And what's the realistic all-in cost for a 3BHK these days? Trying to figure out the true premium after stamp duty, PLC, and everything. Already have a home loan, so every rupee counts.

Shivajinagar mein 3BHK ka jump bahut steep hai, especially for a new project. Prakash Associates ka track record dekh lo pehle. My friend had issues with possession delays with them in their Akurdi project a few years back. Be very careful with the hidden costs.
Sahi keh rahe ho. I heard similar stories about Prakash Associates and their delays. My cousin's project in Ambegaon Budruk by them was also delayed by almost a year. Always check RERA status and past projects
