From 2BHK to 3BHK/villa – is the Delhi premium worth it?
Okay, I'll be honest, the premium for a 3BHK or a small villa in Delhi is making me seriously rethink my upgrade plans. Currently, I'm in a 2BHK in Dwarka, and we're looking to move up. My budget is around ₹3-4 Cr, targeting areas like Greater Kailash or Saket for a 3BHK, or maybe a plot in Rohini if that works out. Already have a home loan, so EMI will be a big factor. Builders like DLF or Godrej have some good projects, but is the price jump from a 2BHK to a 3BHK really justified for future appreciation? Matlab, capital appreciation aur rental yield kis mein better milega, 2BHK ya 3BHK? Also, with Metro Phase IV and UER-II coming up, will these premium areas benefit more, or is it better to look at slightly farther out places for higher ROI? What's the community's take on this? Should I stretch for a 3BHK in a prime area, or is a smaller plot a smarter move for long-term gains? Confused hoon, guys.

Totally relate, bhai! Dwarka se upgrade karna mushkil hai. ₹3-4 Cr mein GK/Saket mein 3BHK lena toh bahut stretch lagega. Same boat, confused hoon ki kya karen. EMI ka darr alag se.
