From 2BHK to villa — is the Faridabad premium justified?
Actual usability of amenities is where the real premium lies, not just brochures. I'm currently in a 2BHK in Sector 80, Faridabad, thinking of upgrading to a 3BHK or maybe even a villa. Goyal Luxury Floors By Rahul Mangla dekh raha hun, but confused about the amenity promises. Brochure mein toh sab kuch dikhta hai – big clubhouse, green areas, sports facilities. But real life mein kitna use hota hai? Often these become ghost facilities, ya sirf maintenance charges badhate hain. Kya service quality bhi match karti hai high maintenance ko? Also, promised vs delivered mein kitna farak milta hai possession pe? Already home loan hai, so is this price jump worth it for amenities that might not even be fully functional? Hope someone can share their experience.

U1, your concerns are spot on. I bought a 3BHK in Sector 35, Faridabad, two years ago from a lesser-known builder. They promised a huge swimming pool, clubhouse with a cafe, and even a small theatre. Fast forward to possession, the pool is half-built and always dirty, the cafe is just an empty room, and the theatre? No signs of it ever existing. The
Has anyone checked the RERA status for Goyal Luxury Floors By Rahul Mangla? An 'upcoming' project, that too at this price, should definitely have a valid RERA number.
Not Applicable? That's a huge red flag, yaar. Bina RERA ke toh booking ka sochna bhi nahi chahiye. What if there are delays or the project never takes off? My friend booked a flat near Sector 35 a few years ago without RERA, and he's still fighting for possession. Builders can get away with a lot without RERA compliance.
As per Propmyna data, RERA number is showing 'Not Applicable'.

For this price, I'd expect a much more established builder with a proven track record, not just a promise.
Bhai, it's a villa, not a flat. And only 4 units hain, so exclusivity ka bhi price hota hai. Luxury segment mein rates aise hi hote hain. It's for a very niche buyer looking for something premium and spacious.
Totally relate! I'm also a first-time buyer looking in Faridabad, and this amenity trap is real. Builders show state-of-the-art facilities in brochures, but after possession, half of them are either non-functional or poorly maintained. It just adds to the overall cost without providing real value. My biggest fear is paying a premium for something I'll barely use.
Did you guys check the proposed maintenance charges for Goyal Luxury Floors? Builders often keep it low initially and then hike it post-possession.
Sahi baat hai! Gym mein equipment kharab pade rehte hain aur swimming pool saaf hi nahi hota. Bas maintenance bill aata rehta hai.
