From 2BHK to villa — Kharar upgrade dilemma

Kharar corridor — been looking at properties there for a while now. I'm currently in a 2BHK in Sector 38, thinking of upgrading to a 3BHK ya villa. With all the new road infrastructure near Kharar, like that bypass, prices toh kaafi badh gaye hain, right? Is the premium justified now? Especially for pockets closer to the highway. Yaar, already have a home loan, so har extra lakh matters. Which areas got the most benefit from these developments?
