From 2BHK to villa — my honest upgrade story

Spent the whole Sunday checking out options in Sector 150, Greater Noida. Currently in a 2BHK in Sector 78, I'm thinking of upgrading to a 3BHK or even a small villa. Dekha ki prices kaafi badh gaye hain, especially for a good 3BHK, like ₹1.2Cr+ in projects near the expressway. Is the huge price jump for a 3BHK really worth it for an end-user like me? Already have a home loan, so EMI will be heavy. Kya lagta hai, future appreciation 3BHK mein better milegi considering Jewar Airport ka impact, ya bas lifestyle upgrade hai?
