The premium for a 3BHK in Greater Noida West feels steep, honestly. I'm currently in a 2BHK in Sector 78 and thinking of upgrading to a 3BHK or even a small villa in GNW. Already have a home loan, so the EMI jump needs to be justified. Brochures show amazing amenities, but what's the actual ground reality like? Is the connectivity really improving or just talk? How's the commute during peak hours? Is the price jump for that extra space and perceived future growth worth it now, or should I wait? Not sure if the infrastructure can keep up. Any hidden costs or issues people rarely talk about? Sharing your experiences would be super helpful.

U5 ki baat sunke tension ho rahi hai. Main bhi Presidency Infraheights ka ek project dekh raha tha. Kya unka track record sach mein itna kharab hai? Aur GNW mein commute ka kya scene hai peak hours mein? Noida Sector 78 se wahan tak pahunchne mein kitna time lagta hai? Koi hidden charges bhi hote hain kya jo brochure mein nahi batate?
Presidency Infraheights ka reputation mixed hai. Kuch projects time pe diye hain, but kaafi delays bhi hain, especially post-RERA. Hidden charges toh har builder ke hote hain – IFMS, club membership, power backup installation, even extra for certain floor rise ya preferred location. Yeh sab sales team batati nahi hai upfront, aapko agreement padhna padega ya direct puchna padega. Alpha I Greater Noida mein bhi aise issues
Commute depends on where exactly in GNW. Agar metro ke paas ho toh theek hai, but generally, peak hours mein NH24 pe kaafi traffic hota hai. Sector 78 se toh 45-60 mins lag sakte hain easily, especially agar entry points pe bottleneck ho.
Future growth potential is one thing, actual delivery is another. Mera ek friend hai, usne Presidency Infraheights ke ek project mein book kiya tha Alistonia Estate ke paas. Bola tha 3 saal mein possession, ab 5 saal ho gaye hain aur abhi bhi construction slow hai. Har baar naya date de dete hain. Bahut frustration hai bhai. Just be very careful with builder promises.
Oh no, that's really concerning! Which project was this exactly near Alistonia Estate? Is there any RERA update or has he tried escalating it? Yeh builder delays bahut common ho gaye hain GNW mein.
Haan bhai, same experience. Builders ka toh yahi haal hai. Date pe date. Totally agree yaar.
But the brochures though! Amenities, green spaces, modern designs... sab kuch toh perfect lagta hai. I visited a couple of sites and felt really good about the future growth potential. Maybe it's worth the jump now?
Yaar, I totally get where you're coming from. GNW ka infrastructure abhi bhi utna strong nahi lagta, jitna hype hai. Roads theek hain, par internal connectivity aur public transport options abhi bhi limited hain. And the premium for 3BHKs, it's just mind-boggling. Lagta hai builders bas dreams bech rahe hain.
