From 2BHK to villa — my honest upgrade story
My 2BHK feels a bit small now, and I'm seriously looking at upgrading to a 3BHK or maybe even a villa in Ghaziabad. I'm currently in a 2BHK near Vaishali, have a home loan already, so understanding the true cost is key. Dekh raha hoon projects around Madhuban Bapudham, particularly Almighty Developers ke. My main confusion is around negotiation. Is it possible to actually get a good discount on the listed price for a 3BHK, say in the 70-90L range? Builders ka kya scene hai Ghaziabad mein, do they budge much? Aur hidden charges ka bhi darr hai. PLC, parking ke alawa, possession ke time aur kya-kya nikal aata hai? Don't want any surprises. Kitna extra budget rakhna chahiye for these unexpected costs? Any advice from recent buyers in Ghaziabad would be super helpful.

Almighty Developers ka track record RERA website pe check kar lena, bhai. Possession delays are a real headache with many builders in Ghaziabad. Mera ek project in Abhay Khand 2 saal late ho gaya tha, aur usmein mujhe 1.5 lakh extra rent dena pada. So, always factor in potential delays and keep an emergency fund for 6-12 months of EMI and rent, just in case. Don't rely solely on the builder's promised date.

My cousin bought a 3BHK in Ahinsa Khand 1 last year for around 85L. The builder was XYZ, not Almighty. He managed to negotiate about 4% off, but that was because it was almost ready-to-move and they had a few units left. Current market conditions are different, demand is high, so builders are less flexible. Also, check the carpet area vs super built-up area carefully, sometimes they inflate the super built-up to justify the price.
