Already have a home loan for my 2BHK in Sector 78, but upgrading to a 3BHK or villa is proving tricky. Looking at Noida Extension, prices for a decent 3BHK are touching ₹1.2 Cr, especially with builders like Today Homes. My current EMI is manageable, but the jump feels big. I'm wondering if pre-launch offers are actually better for investors. Builders often promise big discounts, but by possession, open-market prices sometimes catch up or even surpass. Kya early bird offer sirf hype hai, ya real savings hoti hai? Also, how much negotiation scope actually exists? If a builder says 'fixed price', should I just walk, or are there always some spot discounts ya PLC adjustments possible? Trying to get the best deal value. Any experiences with pre-launch schemes ya negotiation tactics in Noida Extension would be super helpful.

Today Homes ka mixed bag hai, U3. Kuch projects time pe diye hain, kuch mein delays hue hain, especially the ones near the Greater Noida West link road. Ajayabpur side mein unke projects thode slow hain. Better to check RERA for specific project timelines for the project you are eyeing.

Builder ne dates pe dates di aur finally jab possession mila, tab tak market rates almost same ho gaye the. Interest cost alag se. Kya fayda hua phir? Hype zyada hai, real savings kam.

Builder reputed tha, aur mujhe 15% discount mila tha current market rate se. Project time pe deliver hua aur ab valuation 30% up hai.
