From 2BHK to villa — my honest upgrade story

Been in my 2BHK for 5 years now and thinking of upgrading to a 3BHK or a small villa. Already have a home loan, so EMI will be a factor. Shamshabad side dekh raha hoon, but confused. Prices kaafi badh gaye hain, lagta hai peak ho gaya hai kya? Like, is the current price jump for Brigade Metropolis or My Home Vipina projects there justified for a long-term investment? Or should I look at areas slightly further out from the main highway for better value, even if infrastructure thoda slow hai? Kya lagta hai, Shamshabad mein abhi bhi potential hai for good ROI, ya it's too late for entry? What's your take on the price trend there, community?
