South City I — been looking around here for a while now for an upgrade. Currently in a 2BHK, thinking of a 3BHK or maybe a villa in sectors like 65 or along Dwarka Expressway. My main concern is the *true* all-in cost. Builders like Anant Raj Group show one price, but then PLC, floor rise, parking, maintenance, OC charges sab add ho jaate hain. Is it still smart to go for pre-launch offers, ya open market mein better deals mil jaate hain after some negotiation? I'm trying to figure out the actual ROI, especially with stamp duty and registration being so high. Already have a home loan, so every extra lakh matters. What's the real total acquisition cost looking like in these areas for a 3BHK around ₹2 Cr? Yaar, is the price jump really justified?
