Okay I'll be honest — I completely underestimated how confusing this process is. I'm currently in a 2BHK in Sector 37, looking to upgrade to a 3BHK or villa, budget around ₹1.2 Cr. I'm checking new builds, even Manohar Singh and Company, but the premium feels steep. Is the price jump for a new 3BHK (₹1.2-1.5 Cr) worth it versus a resale in Mohali? Can you actually negotiate more on secondary market deals? Also, are floor-rise premium and PLC ever justified or just builder fluff?
