From 2BHK to villa — my honest upgrade story
Loan pre-approved, stuck on QVC G99. Upgrading from 2BHK. Is the premium justified for daily living? How's the community vibe and amenity quality? Genuinely good, or just on paper?

Honest opinion? QVC G99 looks good on paper, especially the villa concept and the sheer size. But the premium is seriously high. ₹5.3 Cr minimum for a 2016 project, that too when current market mein new projects with better amenities are coming up around Airport Road. Community vibe depends a lot on your neighbours, but for long-term upkeep and maintenance, builder ka track record bahut important hai. Have you checked their other projects' post-possession issues? Sometimes things look good initially but wear down quickly.
But QVC G99 is already 8 years old. That's a big factor for future appreciation. And for ₹5.3 Cr, I'd rather look at something newer, maybe even a plot in Baliawas and build my own if budget allows. Just
Dekho, Airport Road pe new projects maybe hain, but price point pe QVC G99 jaisa villa ka option nahi milta, they're mostly high-rise apartments. Builder ka track record theek hai for this segment, it's a premium project. Post-possession issues har project mein hote hain, QVC G99 mein major structural issues nahi sune maine, mostly related to minor wear and tear, which is normal for an 8-year-old property. It's more about personal preference for established space and community vs. a brand new one with teething issues.
Bhai, QVC G99 toh 2016 ka project hai, almost 8 saal purana. Possession ho chuka hai, but price range dekhi hai? ₹5.3 Cr se shuru hai! For a first-time buyer upgrading from 2BHK, it's a HUGE jump. Have you considered the maintenance costs for such a big property? They'll be substantial.

Totally agree with the high charges point. Usmein hi budget hil jaata hai after EMI.
Yaar, premium toh definitely hai for QVC G99, no doubt. But if you want that kind of space and privacy of a standalone villa in a gated community, it's one of the very few completed options in that segment. Daily living is comfortable and spacious, but be ready for the high society charges – they can really add up. Amenities are fine, not extraordinary or super modern given it's a 2016 project, but functional. Genuinely good for the space and established community, yes, but for the price, you really need to weigh your priorities.
