Honest opinion? QVC G99 looks good on paper, especially the villa concept and the sheer size. But the premium is seriously high. ₹5.3 Cr minimum for a 2016 project, that too when current market mein new projects with better amenities are coming up around Airport Road. Community vibe depends a lot on your neighbours, but for long-term upkeep and maintenance, builder ka track record bahut important hai. Have you checked their other projects' post-possession issues? Sometimes things look good initially but wear down quickly.
But QVC G99 is already 8 years old. That's a big factor for future appreciation. And for ₹5.3 Cr, I'd rather look at something newer, maybe even a plot in Baliawas and build my own if budget allows. Just

It's more about personal preference for established space and community vs. a brand new one with teething issues.

But if you want that kind of space and privacy of a standalone villa in a gated community, it's one of the very few completed options in that segment. Daily living is comfortable and spacious, but be ready for the high society charges – they can really add up. Amenities are fine, not extraordinary or super modern given it's a 2016 project, but functional. Genuinely good for the space and established community, yes, but for the price, you really need to weigh your priorities.
