From 2BHK to villa — my Sohna upgrade dilemma
Is the price jump for a 3BHK or villa in Sohna really justified with all these new infrastructure projects? I'm currently in a 2BHK near Sector 65, and thinking of upgrading. My budget is around ₹2.5-3 Cr for a 3BHK ya small villa. Dekha hai M3M, Godrej ke projects along Golf Course Extension Road. Everyone is talking about Dwarka Expressway completion and Global City near DMIC. Will these developments push prices up significantly for larger units? Already have a home loan, so EMI ka bhi tension hai. Log bolte hain Sohna ka future bright hai. But for a 3BHK, the premium seems huge, especially in these luxury segments. Is the ROI really that good? Ya phir just hype hai? Any practical experiences from people jo upgrade kar chuke hain, especially from 2BHK to 3BHK/villa?

I upgraded from a 2BHK in Sector 83 to a 3BHK in Sector 70 last year. My budget was similar. The jump was significant, and the EMI definitely stings initially. But the extra space, especially with work-from-home, is a blessing. For Sohna, my only concern would be the daily commute if your office is still deep inside Gurgaon. The infrastructure is coming, but it's not fully there yet
See, I think Sohna is definitely the next big thing. The connectivity improvements are massive. Dwarka Expressway completion is huge, and Global City near DMIC will bring so many jobs. This isn't just hype; it's infrastructure-driven growth. If you're planning for 5-7 years, that upgrade to a 3BHK or a small villa will pay off. Imagine living in a bigger space, away from the GGN traffic, with good air, and still having excellent connectivity. It's a lifestyle upgrade along with an asset upgrade.
U5, you're right to be cautious about timelines. My project near Baharampur Naya was delivered almost on time, surprisingly. But I booked it 4 years ago when prices were much lower. For the original poster, if you're looking at M3M/Godrej, check their RERA timelines carefully. The appreciation has been good for me, but I got in early. Now, the entry point is higher, so the ROI might take longer to realize, but the potential is still there due to the sheer scale of the upcoming developments.
U4, I agree with the vision, but execution mein time lagta hai. Possession dates ka kya scene hai? M3M ya Godrej ka kuch idea hai? Builders often over-promise and under-deliver, especially with such large-scale projects.
Bhai, I totally get your dilemma. ₹2.5-3 Cr for a 3BHK in Sohna, even with all the hype around Dwarka Expressway and Global City, seems like a huge stretch for a first-time upgrader. I'm also eyeing properties there, but the premium for M3M or Godrej projects along Golf Course Extension Road feels astronomical. Are we really going to see that kind of ROI? Or is it just developers pushing prices because of future promises? My budget is similar, and the EMI tension is real. Log bolte hain Sohna ka future bright hai, but for how long do we have to wait for that 'future' to materialize?
Sahi keh rahe ho, U1. I visited some sites near Badshahpur a few months back. They were quoting crazy prices for 3BHKs, saying 'future development' hai. It felt like paying for potential, not current value. My agent kept pushing it, but I'm still skeptical.
Haan yaar, budget toh tight hai. 3 Cr mein Sohna mein bhi luxury tag lag jaata hai ab. Sochne wali baat hai.
