Visited Ambience Lagoon last week, and ek cheez notice ki. Sales team har project mein amazing amenities aur clubhouse facilities dikhaate hain. But during my research for a smaller flat (kids have moved out, don't need such a big place anymore), I realized we really need to check the *actual* usage and maintenance history. Are those clubhouses actually used ya bas showpiece hain? Aur maintenance charges, are they really worth the service quality? For people like us, jo ab low-maintenance chahte hain, ye sab bahut important hai. Any Gurgaon residents have experience with this? What should one specifically ask or look for beyond the brochure? What specific checks should one do for an older property's amenities? Are current market conditions in Gurgaon making even these older, higher-priced properties attractive to buyers?
Current market mein toh log kuch bhi khareed rahe hain. Demand high hai aur supply kam. Even old properties in prime locations are flying off the shelves, especially if they are well-maintained. It's crazy.

My experience with a project near Baharampur Naya was similar. They promised a lot, but after moving in, the clubhouse was always empty and the pool was green half the time. Maintenance charges were still ₹10,000+ every month! For Ambience Lagoon, since it's a 2003 project, it probably doesn't even have a RERA number. Gurgaon mein ab sab kuch hi expensive hai. Current market mein toh 2BHK bhi dhoondhna mushkil hai under a certain budget. It's a seller's market right now, especially for established areas.
Sach mein, itna price sunke toh darr lagta hai. My entire budget is less than their starting price!
U2, location plays a huge role. Ambience Lagoon is prime, near NH8 and Ambience Mall. Old projects in good areas often hold their value or appreciate because of established infrastructure. Plus, construction quality in some older projects was actually better than what you get now.

Builders ka toh kaam hi hai sapne dikhana, but when you actually live there, आधी amenity use hi nahi hoti. My biggest worry is paying hefty maintenance for a gym I'll never use or a swimming pool that's always 'under maintenance'. Gurgaon mein koi aisa project hai jahan amenities practical hon aur maintenance bhi reasonable? Aur kis builder pe trust karein for smaller, well-maintained flats?

Totally agree with U1. I'm also searching for a compact 2BHK near Airport Road, and it's a nightmare. Sab jagah ya toh oversized flats hain ya phir maintenance charges itne high ki budget hil jaata hai. It's like developers assume everyone wants a mini-resort in their complex.
