From broker to buyer – my Bengaluru home hunt
Is 5-7% negotiation even possible on new properties in Bengaluru anymore? I've been in real estate for a while, but buying for myself, especially near Siddapura, feels totally different. SJR Prime Corporation Pvt Ltd ka ek project dekha hai, they're quoting ₹1.3 Cr for a 2BHK. Matlab, kitna niche aa sakte hain on new bookings? Honestly, super area vs carpet area ka game toh alag hi hai. Brochures mein 1200 sqft dikhate hain, but carpet area barely 850-900 hota hai. Is this the norm for builders like them or can we push back on the effective per sqft rate? Not sure if the market allows much wiggle room now with prices rising. Any tips on negotiation tactics or what's realistically achievable in places like Sarjapur Road or Bellandur? Share your experiences, guys.

Bhai, ye 1.3 Cr for a 2BHK in Siddapura for SJR Prime? Meri toh phat gayi sunke. 5-7% negotiation toh door ki baat, mujhe lagta hai 2% bhi mushkil hai aajkal. Super area aur carpet area ka game toh pura scam hai. 1200 sqft dikha ke 850-900 carpet area dena is like paying for air. Is this normal practice for builders like them? Aur kya Bellandur ya Sarjapur Road mein bhi yahi haal hai?
